Job Description
Stout Building Contractors is seeking a Project Manager with five or
more years’ experience leading multi-family construction projects. This individual will be responsible for the
overall planning, coordination, and execution of multiple specific construction
projects simultaneously. The Project
Manager will be responsible for the management and direction of others within
their team and for their performance.
The Project Manager position is designed as a natural precursor to the
Project Executive position for those Project Managers who demonstrate
excellence in their responsibilities and a propensity for leadership, teaching,
& training.
Duties And Responsibilities
DUTIES & RESPONSIBILITIES
Manage all project activity (multiple projects) from preconstruction through close-out in accordance with contractual obligations.
Manage the project Owner’s expectations throughout each project in order to provide an excellent construction experience. Accomplish this by intelligent planning, proactive and honest communication, responsiveness, and structured routine.
Provide leadership, guidance, and supervision to others within each project team to ensure that their roles are fulfilled. Provide correction as needed to others within each project team to improve performance, engaging with Human Resources as necessary.
Oversee the creation of accurate subcontract agreements and purchase orders based on a comprehensive understanding of the project requirements, cost estimate, and scopes of work. Approve the issuance of subcontract agreements and purchase orders, negotiate for the benefit of Stout, and execute subcontract agreements that will protect Stout and provide leverage for management of the work.
Create overall construction schedules in MS Project format that meet the time constraints of the contract and incorporate feedback and commitments from Subcontractors and Suppliers, for both internal and external presentation.
Work with the project Superintendent and Subcontractors to maintain the overall construction schedule, monitor progress against the overall construction schedule, and develop and execute schedule recovery strategies as needed to meet project schedule milestones.
As necessary to maintain the construction schedule, leverage the subcontract agreements to provide necessary resources to the project while protecting company profits.
Create detailed project budgets based on a comprehensive understanding of the cost estimate, project buyout, and Project Manager’s own risk analysis.
Work with the Project Engineer to manage and update the budget regularly and forecast project cost at completion for internal presentation, and overall financial exposure for external presentation.
Direct the change order process, both internally (subcontractor & supplier) and externally (architect & owner,) in a fair and equitable manner in accordance with the subcontract and prime contract agreements.
Oversee the monthly draw process to ensure that the work performed is accurately and timely funded and that project cashflow accurately reflects anticipated profits.
Direct and execute necessary meetings for each project including a weekly O.A.C. Meeting, a weekly Subcontractor Coordination Meeting, project specific Pre-Installation Meetings, and other meetings as needed.
Accurately report the project team’s efforts and project status each month to management.
Market the company to the owner and architectural team; engages the Business Development Department in pursuing future opportunities.
Ensure that project close-out procedures are properly accomplished timely and to the satisfaction of the project Owner
